Desert Ridge began in 1991 as a public-private master plan between the State of Arizona, the City of Phoenix, and a master developer, with the first homes selling in 1996. Three decades on, the 5,700-acre plan area has grown into one of the northeast Valley's most complete luxury addresses: the JW Marriott Phoenix Desert Ridge Resort & Spa and its Wildfire Golf Club, Desert Ridge Marketplace's 100-plus shops and restaurants, the High Street district, and the Mayo Clinic Hospital campus all sit within a few minutes of each other off Loop 101 and Tatum Boulevard.

Guard-gated communities like Aviano (Toll Brothers, Tuscan-inspired, 902 homes) and the Del Webb-built Fireside at Desert Ridge sit alongside newer product still being built out, all zoned to the Paradise Valley Unified School District (distinct from the separately-incorporated town of Paradise Valley to the south). The corridor is also on the leading edge of the Valley's TSMC-driven growth story: the chipmaker's expanding north Phoenix campus and the surrounding Halo Vista development are projected to bring tens of thousands of jobs to the area over the next decade, a factor buyers are increasingly pricing into this submarket even as the broader Valley works through a post-2024 price correction.
